This is an introduction to familiarize you with the aims of the condominium Trust and the duties of the Trustees.
The Chapin Greene Condominium Trust is a duly registered organization whose membership is made up of all owners of individual units or groups of units within the boundaries of Chapin Greene Condominiums.
Your share in the Trust is determined by the square footage of your unit as compared to the entire area of living space of all the units. The condo fee amounts are calibrated in this same manner.
The Trustees, who are duly elected by the unit owners, elect their own officers to serve for various lengths of time as set forth in the Master Deed. Their duties are to ensure that the property is maintained and assist owners in making decisions concerning the property.
They consummate contracts with various businesses to keep the property safe from possible law suits and pay all outstanding bills. They operate on a budget that is prepared at regular meetings with the property management team of Prime Condominium Management Inc. located in Chicopee, MA 01020.
The Trustees are a decision making body and you are welcome to make suggestions in writing that will be placed before the Board for due consideration that may change or amend the following pages of rule and regulations.
You will hear much about common areas and common element; these are one and the same. Common areas include: walks, driveways, roadways and all lawn and planted areas within the confines of the complex.
The boundaries of your unit are described in the Master Deed on page 6, Section 6.3, paragraphs A through F.Those units with concrete patios are described in Section 6.2 of the same page.
In short, the area three feet from the edges of concrete are limited common areas and may be used by residents as planting areas for flowers and the like, provided they are cordoned off to prevent the landscapers from mowing them down. Planting is encouraged so to enhance the beautification of the grounds.
Condo fees are decided as aforesaid and may be increased or decreased as the budget needs are calibrated. Your condo fees are used for water and sewer expenses, insurance premiums, snow removal and ice mitigation, landscaping fees for weekly maintenance of lawns, weeding, fertilization, spring & fall clean up, tree maintenance; including the care and trimming of plants and shrubs located in the front area of each condo unit, plants & shrubs in the common ground areas and perimeter, seasonal irrigation system maintenance and repairs; including spring activation and autumn closing & winter protection, common area lighting such as street, entrance & walkways, cellar stairwells including cellar common areas, community room lighting, heat and air conditioning.
In addition, contingency funds are set aside to cover the cost of repairs and maintenance to common areas such as roadways, building maintenance and repairs, and any unforeseen property emergencies that may arise.
