- Waiting to receive all quotes for washing complex in the Spring
- Cracks in patio cement will be repaired in the Spring
- The additional railing leading to mailboxes will be completed in the
Spring as an additional post cannot be added during Winter.
- St Clair Landscaping has been contacted regarding the salting of our road and walkways
- Reminder: Pick up after your dog no matter where it does its “duty”
MARCH 19, 2024
- Trees behind units 50-60 will be removed on April 10th. Letters will be sent
to all units involved with all details needed for that time.
- Other trees being removed will be on the corner of unit 118 and behind units
114 & 115 and between 119 & 120.
- Pruning of trees behind units 61-74
- Quotes are still coming in for the power washing of the complex
- Quotes for the Spring bug spraying are coming in
- Quotes to repair curbs and driveway sink holes
- Speed bumps will be reinstalled the week of April 15th.
- Letters will be going out regarding the upcoming HOA increase
- A new landscaper, R J Landscaping, LLC, of Wilbraham has been retained to maintain our complex and do the snow plowing.
APRIL 16, 2024
- The removal of trees and bushes behind units 50-60 has been in discussion since the
renovation project of 2016 due to dead trees, roots hampering our watering system,
falling branches on our property and our neighbors. Stumps will be removed, loam will be put down, grass will be planted, and a fence will be put up for privacy. All of this work will take time.
- Future large project in the next five years is the replacement of our road. Six years ago
the cost quoted was $750,000.00. It will most certainly be more in the future. Information will be shared when this project begins.
- A request was made about paying monthly fee online by logging into web page and pay from there. This will be looked into.
- As homeowners, communication and transparency is necessary in order for everyone
to be made aware of what is going on with the property.
- A question was raised regarding if our complex will be getting Fiber Optics?
The town of Ludlow has a contract with “Go Net Speed”.
This will be looked into.
- Power washing and bug spraying: dates TBD
- Holes in front of garages and curb repair: date TBD
- Dennis LaPlante will take over maintaining our web page and will continue to maintain and change the flag and halyard as needed.

MAY 21, 2024
- Landscaping: Weeding of common areas and spraying of weeds on roads and berms will be discussed. A survey will be posted at the mailboxes for owners to check YES or NO if they want their beds weeded.
Mulching will be done at island entrance and more plantings discussed at a later date.
- E-Blasts are going out! Power washing schedule will be sent out. Work will begin on June 2.
- Terminix: They have serviced all but one building which will be done soon. They will also be asked to fill in holes left from removal of old cylinders.
- Modern Pest will be spraying for insects on June 20th.
- Mailbox railing will be completed as soon as parts come in.
- Shared basements will be checked every month. Items will be labeled for each unit. ie: furnace, hot water heater and fuse box.
- Sprinkler system: all sprinkler heads have been evaluated, replaced and/or reangled. They will be reevaluated again in July.

- Railing at mailbox area will be completed as soon as correct parts arrive.
- Landscaping of complex will now be done on Monday.
- Information will be sent to everyone on our continued work behind units #50-60.
- We are obtaining a quote from GMH Fencing regarding area behind units #50-60.
- We are waiting on a quote for the road crack and driveway repairs.

- Railing installation at mailbox area is complete
- Additional quotes being obtained for project behind #50-60.
- Pavement repairs – working on schedule with All Seal
- Air conditioner for Community Room is broken. Quotes for repair or replacement being obtained.
- Irrigation schedule is from 9:00 pm – 5:00 am, 30-minute intervals at different areas
- GARDENERS WANTED!! A flyer will be posted on the bulletin board and on our web page for anyone interested in forming a Garden Blub for our association. Your interest and talents will help keep our complex looking beautiful and help reduce our landscaping costs.

- Posting of the monthly meeting Agenda has received a positive response
You will find this on our Web page (CHAPINGREENE.ORG), Bulletin Board and eblast.
- Trustee elections are coming up. Detailed Information will be sent out.
- Ongoing information being gathered for area behind units 50-60.
- Gutters have been cleaned for units 52-60.
- Establishing a Garden Group will be activated in early Spring.
- To clarify, a new road for the complex will not happen for several years.
- Dying trees are being treated in order to save them.
