The following background information is important to help you understand the need for all Chapin Greene owners and residents to fully comply with the Trash & Recycling rules and directives.
Several years ago, Chapin Greene's annual expenditure for trash & recycling services was approximately $10,000 which was paid from your monthly condo fees.
With condominium home owners paying real estate taxes in addition to condo fees, condominiums did not receive the weekly trash & recycling collection service benefits as standalone homes did.
Chapin Greene Condominium Association petitioned the Town of Ludlow to pay for this service. The Select Board agreed and voted in favor of this appeal.
However, this agreement raised concerns by the trash service provider and public works officials of the propensity of misuse and non-compliance of community housing dumpsters.
IT IS IMPERATIVE THAT WE DO NOT JEPORDIZE THIS SERVICE PRIVILEGE
The rule of thumb is: "If it's not acceptable of the Town's roadside collection policy, then it shouldn't go in the dumpster"

• Chapin Greene residential trash only
• No construction material
• Household trash only
• No commercial business trash or recyclables of any kind
• No car/truck tires, batteries or parts
• No appliances i.e.; computers, monitors, printers, televisions, microwaves, cooking exhaust fans
• No hazardous materials
• No box springs or mattresses
• No trash is to be left outside of container
• No large metal items
• No Christmas trees
• All cardboard boxes must be broken down and placed in recycling containers
The Ludlow Transfer Station accepts bulk waste items such as scrap metal, appliances, refrigerators and air conditioners with or without freon, fluorescent light bulbs, electronics, TV’s and computer monitors. The Transfer Station also accepts furniture, carpets and mattresses. Fees apply for several of the items listed. Residents may also contact Waste Management to schedule collection of bulky items. Fees will apply and shall be paid directly to Waste Management by the resident (1-800-972-4545).
*Use of Chapin Greene dumpsters by a non-residents or commercial businesses is considered an illegal dumping violation as defined in the Massachusetts General Law below.
Massachusetts General Laws Chapter 266, section 146
For the purpose of this section “solid waste” shall mean garbage, refuse, trash, rubbish, sludge, residue or by-products of processing or treatment of discarded material, and any other solid, semi-solid or liquid discarded material resulting from domestic, commercial, mining, industrial, agricultural, municipal, or other sources or activities, but shall not included solid or dissolved material in domestic sewage.
“Whoever willfully and without right deposits solid waste in a commercial container of another without the consent of the owner or other person who has legal custody, care or control thereof shall be punished by a fine of not less than one hundred dollars, nor more than one thousand dollars.”

*IT IS THE UNIT OWNERS RESPOSIBILITY TO INSURE THAT ALL CONTRACTOR QUOTES INCLUDES THE DISPOSAL OF ALL CONSTRUCTION WASTE MATERIAL OFF-SITE .
This shall include any work performed by do-it yourselfers or gratuidy work performed by friends & family.
CONTRUCTION MATERIAL EXAMPLES:
carpet, carpet padding, flooring material, plywood, linoleum, tile, cabinets, doors, drywall, wood, sinks, toilets, bathtubs, shower stalls, cooking exhaust fans. The dumpsters are for Chapin Greene household refuse only.
